Common Questions From Tenants

How much deposit will I need to pay?+

Typically five weeks’ rent for tenancies under £50,000 a year, in line with the Tenant Fees Act. Your deposit is registered with a government-approved scheme and the exact amount is confirmed before you apply.

Is there a holding deposit, and is it refundable?+

We may ask for a holding deposit (capped at one week’s rent) to reserve a property while referencing is completed. It’s put towards your first month’s rent or refunded if your application isn’t successful through no fault of your own.

What do I need to pass referencing?+

Proof of identity, right to rent in the UK, proof of income or employment, and where possible a reference from a previous landlord. If your circumstances make standard referencing difficult, ask us — a guarantor can often help.

Can I have a pet in a rental property?+

It depends on the individual landlord and property. Where pets are permitted, this will be stated clearly on the listing, and we’ll confirm any conditions before you apply.

How much notice do I need to give to move out?+

This depends on your tenancy agreement, but it’s typically one month’s written notice for a periodic tenancy. Check your specific agreement or ask us directly, as break clauses and notice periods can vary.
